Legal Question in Real Estate Law in Pennsylvania

Can I transfer a deed to a house from a friend to myself for $10 in Pennsylvania. I was told I may have to put a fair market value on it which will cost me more in transfer tax.

If legal title is in your friend, only the friend can change the title. The deed may show $10 as the consideration but there are transfer tax documents required for the county and the state that must also show the assessed value. The transfer tax is based on the higher of the consideration paid or the assessed value.
