A minor person (someone under the age of 18) can hold title to real property, although a minor person cannot sell or otherwise transfer the property. So, if the property is titled in the name of a minor, transfer of the title while this person is still under the age of 18 likely will require a court action. Thus, it is generally not advisable to title real property in the name of a minor person.
