stepmother has living rights and wants to sell.

My father passed away and my stepmother has living rights to the house and wants to sell the property and she is not living in the home what can we do to prevent this.

It is difficult to tell from your question alone the complete rights of your stepmother at this time. Does the stepmother only have a life estate granted to her? Does she own the property. What is the status of your father's probate estate? You may want to consult directly with an attorney to discuss the details of the matter.
