Landlord sent written notice to vacate property by 01/31/09 claims 9 months behind on rent.We have no lease,verbal or written agreement.We have had to maintain this house as if it was ours cause landlord would never answer his phone to let us know what he wanted to do.What all we have purchased for the house we have been taking it out of the rent,since may 08, like the central unit went out,we purchased a used one ,we had to have a tree cut down from the hurricane so it wouldn't fall on his house & other odds & ends.He has all receipts.I have copies.per receipts added we owe him $500.03 for the month of January 09.He does not acknowledge any of the things we done as payment for rent. He is only saying we paid thru April of 08. We have not heard from him in a year until he wrote the letter to vacate.What is our rights as renters ? I was hospitalized for injuries due to a/c being out.I have many health problems.I received a fractured skull from passing out in the kitchen & was hospitalized for 2 days with my injuries.

It sounds as if you need to collect all of your evidence of this verbal agreement, and your expenditures, and prepare for court.
