Can I get out of a lease if I geive a 30 day notice? Can I be sent to court for breaking it?

If the lease term is not up, you will be breaking the lease. You are responsible for fulfilling the full lease term of any lease contract you signed. If you break a lease, you will probably be responsible for a re-letting fee and rent until the apartment is r-let. They can also put the amounts on your credit report.
