Renters Rights

We are renting a mobile home from a woman, and we have a one year lease. The mobile home we are renting has a morgage, so we pay her the rent amount agreed to in the one year lease, and she pays the morgage company. She told us last month that the morgage company was raising the by $150, therefore, she was raising our rent by that much. I was under the understanding that the rent can not be raised on us until the end of the lease term, but she is saying that she has the right to raise our rent because the morgage company wnats more money from her. Are we legally responsible to pay her the extra $150 even thought we have a one year lease that isn't over until October?

If you have a one year written lease, that is a binding contract which may not be changed without the consent of both parties. If its a month to month lease, all she has to do is give you thirty days notice of any increase.
