My father passed away now my mother wants to sell, Father left no will, but it is ok with me, what are the steps. In our family its only her and me.

It depends on a few things. First, when did your father die (the laws changed in Sept. 1993). Second, did your father have any other children with any other women, or are you the only child? Third, were your father and mother married at the time of his death? Fourth, did your father have any debts?
