trying to sell my house

Im thinking about selling my house but i only have a quik claim deed for this house.The person who gave it to me owned all but 5% of the property and the person that has the 5% do not wish to lay claim of it and will not sign anything.What do i do to get full deed.

There are two things to discuss here. First, the quitclaim deed will likely need to be redone. Second, as for the party that doesn't want to sign anything, their interest will need to be extinguished. If they can sign away their five percent, then you can do this inexpensively. If they still refuse to sign, then you can institute a motion to partition the property, which is basically a court order forcing the sale.

There may be some other remedies available to you, depending on the facts fo the case.
