Legal Question in Real Estate Law in Texas

How do I go about taking someone's name off of the property title on land that I have paid for and am continuing to pay the back taxes? I do not know where this person is. He thinks the land has been foreclosesd for back taxes. I was the only one to respond to the County on this issue and am currently paying the back taxes myself. I also paid the land off when it was to be foreclosed on. Made arrangements with the County myself on the back taxes, as they could not find him either. No response on his part at all, and now I'm afraid he will want 1/2, if he should ever show back up. . What can I do?. Thanks in advance!

You will need to file a court action to "quiet title" in your name. If he/she answers service, you can present your case to the court and, once you prevail, the court will grant you clear title in your name. If he/she does not answer, you can request a default judgment and, upon an adequate showing to the court, clear title would be granted in your name.
