In TX, what is the procedure to get a house deed changed to the sole benficiary following the death of the house owner.

The procedure depends on a number of factors:
1. Was there a will?
2. Were there debts of the decedent?
3. Are there children? Spouse? Children outside the marriage?
4. When did the death occur?
