Legal Question in Civil Litigation in Utah

My sister is living in a house that is about to be lost to the bank. The land lord is demanding rent but will not fix the fridge or water heater. There is no lease. He says he will be coming today to serve a 3 day vacate notice. She is 8 1/2 months pregnant and single there is no way she can move in that time period. What can we do to get more time?

Pay up her rent not later than the 3 day notice period. It does not matter that the landlord may or may not be losing the property. Sister is obligated to pay her rent.
