Legal Question in Landlord & Tenant Law in Utah

There have been sightings of drug dealing in our apartment complex, reports of auto theft and shootings, and also there have recently been car burglaries in which the total damages are close to $20,000. myself and my wife just got married june 5th and i moved in april of 09 with a one year contract. how do i break this contract due to the fact that we are scared for our lives and the cars that we drive, I have over 1000 dollars worth of hand tools in the truck and am fearful to have them stolen because that ends my working days. my wife needs her car to go to work when i am not around. what do we do?

A landlord has an obligation to provide his tenants with what is called quiet enjoyment of the rented premises. If the landlord is not taking appropriate precautions or other action to address these concerns whiich, I'm assuming, have been brought to his attention, then you may very well have the right to request to be released from the lease agreement.
