Internet Restrictions

I live in a sorority and they have blocked access to certain websites by keyword (e.g. alcohol, tobacco, sex). The explanation given was that it was necessary to protect the housing corporation who owns the house because it was possible that they could be sued by someone in the house who said that they were being subjected to offensive materials (like pornography) if they walked into a room and for example a roommate was looking at something offensive. What specific laws make it so that the residents can be restricted in such a way?

There are not so much that there are laws that allow restrictions as there are laws that allow for contracts, and this may have been effected by contract.
