You should consider a lease with a hold harmless and

indemnification provision, together with an insurance

clause that requires you to be named as an additional

insured on your tenant's liability policy.

Any agreement between you and your neighbor would not prevent a third party from filing suit against you. An agreement with your neighbor could be effective in preventing your neighbor from bringing a case against you, in limited circumstances, and could also provide that your neighbor would have to reimburse you for any judgment or settlement and costs spent defending a case caused by your neighbor's dock. I think that you will need to discuss this issue with a lawyer in your community to determine how best to handle the situation, if you choose to allow your neighbor to put his dock on your property.
