Legal Question in Civil Litigation in India

Dear sir,

I need a clarification on the ownership of private road. We use a private road which leads to my home. The road land is still with owner since he did not sell it when he sold this property. But in the sale deed, it is written like we can use the road for taking all type of connections.

THE ROAD IS NOT HANDED OVER TO PANCHAYAT YET AND OWNERSHIP IS STILL WITH LAND OWNER.

I already got answer from lawguru attorney that it cannot be bought and added to my property value. But still I need a clarification in this.

Is it possible to buy the road and change the ownership?

If so, then what will be the difference if the road ownership is with someone and we have the right to use it and if we have the sole ownership of the private road? will it make a difference? will i have added value to my property if road belong to us?

No other people are using this road and it leads only to our home. So we have an idea of building our compound wall till the main road and erect a gate there so that our house comes to front road(panchayat road). Is that possible?

I live in kerala. Kindly clarify my doubts regarding the ownership of private road. Thank you.
