Legal Question in Real Estate Law in India

I have taken 1 BK in 2012 dec 28 and my owner asked me to pay 4 days rent and in jan I can pay 1 month advance and 1 month rent and I did the same.. but now when I want to vacate the room with one month prior notic she is asking me to pay rent for this month and the advance which I have given the whole rent she will use as maintance of the room.. She told its written in rental agreement but she never shown any agreement to me and I did not sign any agreement.. Please help me is it correct according to law of rental.

if the agreement is not signed by you it cannot be applied. Dont give in to her blackmail. you are entitled to your refund.
