Please advise how to execute a settlement deed in favour of niece/nephew by a senior couple who do not have children.

Dear Arun,
The senior couple should write their Will and make their niece / nephew as the beneficiaries of their estate, if they wish that the title of all their immoveable and moveable properties should be transferred after they are no more, or they may Gift their properties at regular intervals during their lifetime.
