Legal Question in Real Estate Law in India

I recently purchased a property. The sale deed was executed by absolute owner i.e. daughter (major) and in which first witness was absolute owner's father. After execution of the said sale deed, she proceeded to abroad (U.S.A.). Later on, i came to know that, long bank, the absolute owner i.e. daughter exercised GPA to her father to manage the property in her absence and still it is alive, which is reflecting in the latest encumbrance certificate too.

Pl let me know the latest sale deed is valid or not? If not, how to make it valid document?

Someone says cancellation of GPA can be done now also by appointing SPA and other says that, ratification deed to be exercised. If so who has to execute ratification deed? Is it possible to do by SPA on behalf absolute owner now or her physical presence is must? please clarify it as I am in a great puzzle now.

When the Principal or the owner herself executed the sale deed,

duly attested by GPoA holder, where is the problem?
