Legal Question in Landlord & Tenant Law in Alabama

Sharing the lease of a house

My daughter and two friends are sharing the lease of a house they are not old enough to sign the lease, so the mothers of the girls signed the lease. After a couple of months one girl moves out before next months rent is due, because she just don't get alone withe the other two. When the other two go to pay there part of the rent, the landlord tells them that they have to pay the third girls part of the rent also. The lease is for 12 months! Are the two remaining girls responcible for all the rent or is the lease still enforceable?

Re: Sharing the lease of a house

It depends on the terms of the lease, but there is a good chance that the tenants are jointly and separately liable for the rent, i.e. the landlord can collect from any of the tenants separately. There may be a claim against the other tenants if they promised to help pay the rent.
