How can buyer get out of sales contract

My sister is selling my mother's house in Alabama. The sales contract states, A closing date on or before 6/4/04, or within

a reasonable amount of time in which to perfect the title.

What is a reasonable amount of time? 30 days from the date of close? They found that there is a couple of judgements against the title, and they have to be cleared up. The buyer is my neice, and the realtor that she is using, is taking advantage of my sister, since the property could go into foreclosure. The realtor is trying to tell us that the property isn't worth much, but we know that she is only saying this because she couldn't get my neice financed for very much. Then the realtor will sell only part to my neice and the rest to someone else...

So my main question is because of the closing date and statement about clearing th title within reasonable amount of time, because the closing date was 6/4/04 and it is now 9/23/04, does that make the contract null and void.
