Remember, breaking a lease is breaking a contract. There are penalties for such.

This is a Landlord Tenant question, not a Real Estate and Real Property question. Please re-submit under that category. And understand, that without a review of your lease it is difficult to advise you. Also, from the facts you present, you set forth no legal cause to terminate the lease. Personal preferences as to a change of residence would not be a basis for breaching a contract. You might only have the remedy of finding your own replacement tenant. The landlord would then be hard-pressed to deny your request.

Re-submit under Landlord Tenant.

Good luck.
