Legal Question in Real Estate Law in Arizona

I have a real estate agent who has taken me out three different days to look for a house. So far I haven't found something I want to put an offer on. A few days ago I found a FOR SALE BY OWNER home and called, looked at it and have decided I want to put in an offer. What is my obligation to the real estate agent?

Nothing, unless you have signed a buyer-broker agreement. You may benefit greatly by having an agreement with your agent, which only pays your agent 1 or 2%, and the seller may agree to pay that small commission. This way you get a knowledgeable agent working for you and should pay for him/herself in many ways.
