Legal Question in Real Estate Law in Arizona

My mom just got deeded a house. She does not work, so she wants to give it to my sister that lives with her that pays for everything. What kind of forms does my mom have ot fill out to deed it to my sister. Do we do a quit deed or a beneficiary deed or both? Does my mom need to quit deed it to herself first then to my sister, or are there other forms we need to fill out?

A beneficiary deed is better because if your mother ever needs the money from the sale of the house to live, she will have that option. And, she is protected if your sister fails to take care of mom as she is now doing. If your mom signs a quit claim deed, your sister owns the house immediately and she could kick your mom out at any time she decides that she no longer wishes to take care of mom.
