Legal Question in Real Estate Law in Arizona

I rented a home that I had discussed a 12 month lease. I lived in the house 11 months and wrote a letter giving my 30 day notice to vacate. Unfortunately, when I pulled out the lease, I saw that it had been written for 13 months. The property management has a website that clearly states they only handle 12 month leases. Am I obligated to a 13 month lease because I made the mistake of signing it and not noticing?

Mistake is a legal excuse to not perform the 13th month, however, you must be able to prove that you were indeed mistaken. To answer you properly, you would need legal counsel to review the lease document and the circumstances surrounding the making of the lease. You are expected to read the lease document and understand what you are signing. It is hard to understand how you did not notice that the lease term was from month one to month 13, so you must be prepared to do so.
