breaking a a year rental lease

how much can you be sued for if you break a lease.. Is just the amount that they loose until they rent the house out again or is it what the remaining amount is.

Depends on the contract terms present in your lease. The damages could be either of the remedies you mentioned.

If they can rent the property, they will be able to get the months it was not rented from you.

If they attempt to rent the property and cannot find a lessee, then you could be liable for the whole amount.

Often the best advice is to give the property owner a call to see if you can negotiate out of the lease.
