Hi , im wantin to rent a house from an individial. The problem is, i am a student and he has had problems with students in the past. Things such as damage to the house. Im looking to find a contract or somthing of that nature to help insure him that i am willing to take full responsibility for the property. I feel that if i can show him im legally binded to pay for any damage or anything of that nature he would be willing to rent the house to me. What form do i need to present to him or how can i make him comfortable with renting the house to me?

You don't have to find an additional contract. He can add the provision to his lease.

Typically, a provision of this nature is already in a standard rental lease. It generally states that the renter is liable for damages to the property beyond normal wear.

I WOULD NOT advise you to sign a provision that you would "take full responsibility for the property." That is very broad and could bind you to liability on things you don't intend.

Honestly, I would say find another house. If the landlord doesn't want to rent to you, then don't put yourself on the line for liability that exceeds what is typical for a renter. Good luck.
