i bought a town home in my name and took tile as a married woman as her sole and separate property in closing. my husband signed a quit claim deed. if we divorce, does he have any claim to the home we live in California.

If community property earnings were used to pay down any loan used to purchase the town home, then the community would have a pro tanto interest in the town home.
