Legal Question in Civil Litigation in California

Civil suit - Do I have a chance at winning?

My husband is being sued by a former female friend he purchased property with in 2003. She stopped paying her half of the mortgage April 1st, changed the locks and refused to cooperate with him to try to sell the property. He made the payments himself for 4 months (keep in mind, he never lived at the residence; she was legally on title). Since she was holding the property hostage, he offered her $30k to quit claim her interest to him, move out, afterwhich he would give her the remaining $15k. Well, the market value dropped way down and the property was $150k under water. He could not afford to pay the mortgage on his home and the other home fully and could not sell it nor rent it so it went to foreclosure. The friend, is now sueing him for the $15k. He doesn't feel she is entitled because (1) she stopped paying her part of the mortgage while she held title (2) she held the property hostage (3) She received $50k from an earlier refinance she and my husband did a few years earlier, lost her job, took a lower paying one and stopped paying on the $50k she received from the second mortgage refinance. Because of the agreement in writint to pay her $30k total of which he has paid $15k, does he have a shot at winning?
