Broker fee on lease termination

We terminated our 12 month house lease after 4 months. The management company invoiced us for 10% x 8 months rent - a $2,750 broker fee.

Is this a fair broker fee?

Early Lease Termination:

If Lessee should need to leave premises before end of lease period, Lessee is responsible for lease payments until rented and all costs associated with re-rental of premises including Broker fees, advertising and cost of preparing home for listing. Lessee agrees to allow home to be shown with 24 hour notice during this period.
