If you cancel a lease within three business days of signing, are you entitled to your money back ? Or can the landlord keep the first month's rent you put down ?

There is no statutory three day right of rescission for a residential lease. As such, if you cancel the landlord can actually sue you for prospective damages - meaning any unpaid rent from the date you were to occupy the property until he can rent it. I would suggest trying to voluntarily work something out with the landlord to settle this.
