Legal Question in Landlord & Tenant Law in California

My daughter and her husband moved in when she was pregnant for what I thought would be only 6 months. 3 years later they have taken over 2/3 of the townhome. The lease is in my name only. They sometimes pay rent. This month I only received partial rent. I want them out. They have friends over every day and parties every weekend in the garage. I suspect they are doing drugs. On Saturday I caught their friends urinating in my flowers. Sometime I wake up to people sleeping in my living room. They are refusing to leave. I want them out by the 31st. How do I do it?

You go through the eviction process for non-payment of rent. If the come current on the rent, then you have to give them 60-days notice.
