deductible value from deposit

If I have been living in a house for 3 years that did not have new paint or carpets, am I responsible to replace carpets and paint?

You should consult with the terms of your lease to determine the rights and responsibilities in regards to the security deposit. You may request a itemized list of the costs that the security deposit was used for and determine whether it was excessive charged or not.

Unless new paint and carpets were in the lease, you are only responsible for damage you and your guests cause.

Ordinary wear and tear is also landlord's responsibility.
