Default on Lease Agreement

I signed a contract lease agreement for a room in a condo. My lease is not up until August but I am moving out of the state and can no longer pay the rent. I never recieved a copy of the lease from my landlord so I dont know if there are any early termination options however I dont believe there are. In any case, I can no longer to afford paying rent on a place I am not living in and would like to know what can happen to me as a result of terminating early....Thank you

Unless you have a valid reason to end the lease early, you will be in breach.

Typically, this means the landlord can hold you responsible for the remainder of the rent owed. However the landlord does have an obligation to mitigate his damages, that is, to re-rent the premises. He cannot just rest on his laurels and look to charge you each month's rent.

Whatever rent the landlord is able to get for the remainder of your lease term should be deducted from what you owe the landlord.
