Legal Question in Landlord & Tenant Law in California

Help!

My roommate and I have a year lease we are 6months in and he is constantly waking me up, bringing drugs in, having parties, and etc. I work and he doesn't his grandmother pays for everything. Me, him, and his grandmother are on the lease. Within the last month he has increasingly become verbally abusive to me saying he wishes I would just die and that he hates me and wants me to move out. Then this week he and his friend physically hurt me during an arguement. I filed a police report. My landlord said that I can either find someone to take over my lease or have them sign off and do a credit check so they could just take over it. And his grandmother won't allow either, I even found someone willing to move in. How do I get out and to a safe environment where I don't feel my life is endangerd and without ruining my credit for life I'm only 19. The worst is I'm here for college and have no friends that can help and no family here. please help asap

You need to go in and get a domestic violence TRO against him. You don't have to be married or domestic partners or opposite sex or in a relationship. It applies to anyone cohabitating. Ask in the order that he be ordered to continue paying his share of the rent too.
