Landlord rights

When children become adults in a rental is it possible to increase the amount of rent in addition to the rent stabilization board's allotted 2.2%? The property is located in San Francisco and was leased to 2 adults and 3 children in July of 1992. The rent then was $1200. and now it is $1546.

You need to consult with an attorney in San Francisco who deals with rent control issue there. Each rent-control jurisdiction is unique, and has very different rules regarding rent calculations. San Francisco in particular is a really tough jurisdiction for landlords, so you want to be sure you get this right. There are a number of firms in San Francisco who specialize in rent control within the City. Contact them directly as I don't think you are going to find someone that specialized on this board.
