no lease with landlord/property management

My boyfriend has rented a house for almost 4 yrs.Good tenant.Always paying rent on the 15th every month.(weird as it is- nothing signed per agreement w owners) 8 months ago the owners turned all of their properties over to a property management co.In Sept. 07 ,PM did a walk through,noting all things needing attn-2 boarded up windows,no wndw locks,no smoke detectors,visible moisture damage from outside to interior walls in 2 bedrooms-all present the entire 4 yrs. Not a problem w/ tenant .PM never had a rental agreement signed w/ tenant.Refridge died Oct. LL notified & promised replacement within 2 wks via PM .PM made no attempt to fix anything.Mar 28 a refridge was delivered.PM had made an issue about the 15th payment-demanding the 1st of every mo rent be paid, but there has not been any agreement presented to tenant. 4 days ago my boyfriend was mailed an eviction notice. I know he must respond immediately. We have looked up the civil & health n safety codes on numerous sites, so we are informed of most rights.$ is limited (who's isn't)& attnys cost . What would be your advise ? He would like to remain at the residence as long as possible. Time is critical as he must respond quickly! I thank you for any information you can give us

Thanks for the "thanks". They are few and far between.

What exactly was mailed? There is no such thing as an "eviction notice". Was he mailed a 3 day notice (probably) or an unlawful detainer?

Probably, you should e-mail, or fax, my office with the "eviction notice".

Since time is critical, e-mail me ASAP.
