Notice to Vacate

I pay rent monthly. On the 15th of the month I was told I would received a notice to vacate, which I did on the 16th. Landord dated it on the 1st and wrote I had to be out by 23rd giving me one week. Is the notice valid? If I'm not out by 23rd what happens??

Re: Notice to Vacate

You are required to be out within the 30-day period designated by the notice if you don't have a lease for a certain period of time and you are month-to-month. The 30 days runs from the date it was handed to you. You should check with your municipality to see if there is a rent stabilization plan that prevents evictions unless for certain, specified reasons. I assume the notice is -not- for failing to pay rent.
