rent is late again

can i tell my tennant that i will not

be renewing the lease upon

expiration of this lease, due to the

fact he has been consistantly late

for the last 3 months?

"Telling" a tenant that you're not renewing is not legally binding. You must put it in writing.

In addition, you may serve a three-day written notice to pay or quit when the period provided in the lease for payment expires. If he does not pay within those three days, he may be evicted for failure to pay.
