tenant breaks lease early

a tenant wants to break a 1 yr lease after one month, as they found cheaper housing. The landlord wants the tenant to pay 3 months rent for damages with no refund in the event the property rents within that 3 month period. Are there legal limits to landlord damages that can be collected from the tenant in a breach of this kind?

No limits.

Usually these matters are included in the provisions to the lease, so read the lease carefully.

If not in the lease, landlord is obligated to rent again ASAP, and only charge tenant who is vacating for the amount of time the unit was vacant.
