Add my two sons to house title! What's needed?

Hi,

I own a home in Orange county Ca.

My wife passed away two years ago.

I would like to add my two sons to

the house title so they can become

part owners. House is fully paid off

too!

What does that take to do?

Louis, I strongly advise you to talk to an estate-planning attorney before you make a gift of real estate to your kids. There are much better ways to make sure your children get your property without probate and without needlessly paying gift and capital gains taxes. You can save the boys (and maybe yourself) buckets of money by using a trust or something of that sort to transfer ownership.

There is a right way and a wrong way and probably several semi-OK ways to do this. A few hndred bucks spent of solid advice will reap huge rewards. Give the family wealth to the boys, not the tax collectors.
