can estranged spouse be removed from deed?

Both spouses are on the title. One spouse disappeared and cannot be found. The remaining spouse is the only one on the mortgage loan and is paying it and is paying property taxes. The remaining spouse would like to sell the property. Can this be done while the missing spouse cannot be contacted?

The clerk of the family law court will be happy to sign a grant deed on behalf of your wife, if you file the correct papers with the court the correct way.
