Legal Question in Real Estate Law in California

Is my lease legal if the owner never signed it but had an unlicensed "property manager" do it instead? Also, she used two "online" leases, both were not filled out completely and we were promised a signed lease by the owner and never received one.

Yes, she is at least bound by the doctrine of "ostensible agency." "An agency is ostensible when the principal intentionally, or by want of ordinary care, causes a third person to believe another to be his agent who is not really employed by him." (Ciuv. Code, sect. 2300.)
