Legal Question in Real Estate Law in California

Leases

I have a year lease on my apartment. Sitting on my patio I see rats running through and hanging from trees. I have had termits in my apartment several times since moving in. The

management has done nothing about the rats. They have funigated my apartment but the termits come back. The termits are in the walls, but management does not want to fumigate the whole building. They just spray and make excuses. Is there a way I can get out of my 1 year lease.
