Legal Question in Real Estate Law in California

I own property with my partner, but we are splitting up. We've had our home since 2006. I am not listed on the primary mortgage, but I am on the deed. We both are also listed together on a second mortgage. The home is underwater and not worth what we bought it for. He does not want to sell or move. Do I have any rights or entitlements to anything encompassing the home? I've been equal partner in the home all these years and even provided a large part of the down payment for the home when we bought. I would just like to understand what my rights are before I move out with nothing. I want to avoid possibly realizing down the road that I "shouldda/wouldda/couldda" done something different.
