Tree damaging neighbors pipes

Our rental home in CA has a large tree in the front yard. Our neighbor has neverliked the tree since it drops leaves in his yard. Now we have been told that the roots have cloged up his pipes and the plumber stated that our tree's roots caused the plumbing backup. Also we were told that the tree roots have damaged the hardscape in his yard. We don't want any confrontation but what options do we have besides cutting down this beautiful tree. The neighbor also has cut back the tree so no limbs or branches are over on his yard. Thank you, the rental property is in Fountain Valley CA the county is Orange. Thank you again

You don't have to cut down the tree unless ordered by a court or the local government. If it gets that far you'll probably have spent money on legal fees, and gotten specific legal advice from your attorney. You should negotiate a reasonable outcome, maybe paying to have the drain cleared now and then, if it really is your tree causing the problem.
