Legal Question in Real Estate Law in California

working as a real estate agent, i have a lot of connections with lenders. am I allowed to get anything from them such as gifts, checks(they will 1099 me) I actually work on the file, its not just a referral fee/finders fee.

It's still illegal. It's not "just" a referral fee? That's like saying it's not just prostitution.

Without disagreeing with Mr. Roach, I'd add that if you hold a DRE salesperson's license, you should contact the DRE's licensee-questions hot line, describe your proposed activity and how you would be compensated, and get an official opinion. You should also get an OK from any broker(s) with whom you have a business affiliation.
