Where did mom and dad live? If in California then some level of probate procedure is required. A lot depends on the value of the land and if there are other assets. For example, if under $150,000 in value then a summary probate procedure can possibly be used. I encourage you to find an experienced probate attorney to assist. My firm handles probates throughout California.

An effective answer to your question requires significant information in addition to that provided. First it will be essential to know exactly how title was held to the property. We then need to know if your parents had wills or trusts. We will then need to know, if they had none, what their family tree looks like. Finally we will neeed similar information for your deceased sister.

A capable; estate adminsitration attorney will be needed to determine the most cost effective way to porceed and to clear title to implement a sale. Seek effective counsel.
