Legal Question in Wills and Trusts in California

Probate

My mon died 9 yrs ago and dad 13 yrs ago, they left no will or changed property title. They owe no money to anyone. I have paid their property taxes for more then 20 yrs. My brother & sister will not fight for property (equal share). Property (single fam home) is paid for & brought in early 60's. Brother lives rent free there and bro, sis and myself don't want to sell. Can I get a fast and simple probate? Any re-assgmt. taxes or other taxes??? Can you advise
