Legal Question in Real Estate Law in Connecticut

Buying a FSBO, signed exclusive right authorization with realtor first

My wife and I have been working with a realtor to find a home since 6/06. We put an offer in on a home in January, and at that time were told we needed to sign a right to represent buyer authorization. It states that it is in effect from 6/06 to 6/07, but we signed it on 1/18/07. Is that legal? Also, we found a FSBO ourselves and made an offer which was accepted and have been doing everything ourselves (got an attorney, home inspection, etc.). Do we owe the realtor anything? The contract says 3% if THEY find us a house. Help please?
