Rescinding a listing contract with an agent

I recently signed a contract for a local real estate agent to represent me in the sale of my home. The contract calls for me to pay a 5% commission which is split equally between the buying and selling agents. The following day, I told my neighbor (who previously owned my house) of it being listed, and they know someone definitely interested in purchasing it. Is there a time frame (like 3 days) where I can get out of the listing contract with my real estate agent, or if not, is there any other action I could take if I sell the property myself in the next couple weeks?

Technically, you're stuck. The listing agreements usually cover all buyers, even those you come up with yourself. However, since the agent would have had to have split the commission anyway (assuming it was some other agent who found the buyer), you might see if they'll take a 2 1/2% commission because that's what they would have ended up with anyway. Otherwise, you'll have to wait out the listing period.
